Distinctive Exterior Features

  • Brick and Stone and vinyl siding construction as per plans and elevations.
  • Framed party walls with sound attenuation and fire retardant drywall (townhomes only).
  • Fully sodded front and rear yards. The Lot will be graded to the requirements of the authority having jurisdiction.
  • Nine foot ceilings (except at dropped ceiling areas) on main floor.

 

  • Roof shingles with twenty-five year manufacturer’s warranty.
  • Rough-in gas line for BBQ in backyard.
  • Two-coat driveway. Driveway to be paved with base coat (first) installed after the first full winter. Finish coat (second) to be installed within 12 months thereafter.
  • Vinyl casement windows with pre-finished sealed colonial grills at front elevations as per plans. Rear shall receive vinyl casement windows as per plan. Maintenance-free, pre-finished white vinyl thermo pane sliding patio door (eight feet high) or garden door(s) as per plans. Large energy efficient double glazed vinyl basement windows with extra deep window wells.

Electrical/Mechanical Features

  • Early warning smoke detectors installed on each floor level including basement. Carbon monoxide detector installed in master bedroom corridor.

 

  • Rough in for three (3) telephone outlets. The Purchaser is to arrange finishing details directly with a phone company after Closing. Rough in for 2 RG-6 cable T.V. outlets. The Vendor shall accommodate the Purchaser's preferred outlet location if possible and if provided prior to rough in, otherwise locations will be at Vendor's sole discretion. Rough in for future central vacuum system dropped to Lower Level with adjacent electrical outlet.
  • Kitchen and Bathroom Features

    • Main bathrooms and secondary ensuite bathrooms as per plans include: (a) Quality furniture finish cabinets with laminate countertop. Polished edged mirror installed above vanity; (b) White bath fixtures throughout; (c) Tub enclosure to include ceramic 6” x 8” wall tile to ceiling (not including ceiling); (d) Ceramic tile flooring. (e) Single lever chrome faucet with pop-up drains in all washrooms. (f) Soaker tubs as per plans.

     

    Superior Interior Features

    • 3" oak handrail and 1-3/4" pickets with one coat of sealer and one coat of clear urethane.
    • 40oz. performa wall to wall broadloom on 1/2" underpad in finished areas as per plans.
    • Ceramic floor tile (12" x 12" or 13" x 13") in foyer, powder room, kitchen, breakfast room, all bathrooms, finished laundry area as per plans.
    • Kitchen includes: (a) Range hood fully ducted to the exterior; (b) Extended height upper cabinets. (c) Quality furniture finish cabinets with laminate countertops; (d) Ceramic backsplash from Vendor's samples. (e) Breakfast bar where specified on plans; (f) Double stainless steel ledge back sink with single pull out faucet; (g) Ceramic tile flooring. (h) Open undercounter area for future dishwasher (cabinet not provided). Electrical and plumbing rough-ins provided. (i) Lower valance with under valance lighting, where permitted.

     

    • Direct vent and/or power vented gas fireplace with paint grade mantle, and marble surround.
    • Master Ensuite bathroom includes: (a) Quality furniture finish cabinets with laminate countertop. Polished edge mirror installed within six inches of full width of vanity; (b) White bath fixtures; (c) White acrylic tub, as shown on plans with ceramic tile skirt, deck and splash; (d) Separate shower stall as per plans to include ceramic tile on shower wall to ceiling (not on ceiling) and white acrylic base and also includes a separate light fixture, and clear glass shower door with chrome finish.
